Professional Profile
Mr. Riley is the Principal Geologist at RGI and oversees all environmental projects associated with the assessment and/or redevelopment of commercial and industrial real estate. His projects focus on feasibility issues and directing remedial efforts for the redevelopment of brownfields, fueling stations, dry cleaners, and industrial sites for local and national property owners and developers. Mr. Riley has conducted numerous Phase I Environmental Site Assessments (ESAs), Phase II investigations, and cleanup action reports with the support of RGI’s technical staff. In addition, Mr. Riley regularly performs third party reviews of environmental due diligence investigations for commercial property transactions for two local financial lending institutions. He has also completed numerous industrial sector projects where he led the preliminary investigations and characterization work needed to determine the site’s contamination nature and extent. He helped his clients navigate the regulatory process and work with the Washington State Department of Ecology before selecting and executing the appropriate cleanup technologies needed for their site-specific cleanup action plan.

Several of Mr. Riley’s redevelopment projects include: (1) a 1.44-acre parcel located in the Lake Union area, formerly occupied by a paint manufacturer and taxi stand/repair hub; (2) a 3-acre parcel located in the Green Lake area of Seattle, formerly occupied by two petroleum service stations; (3) a 2-acre parcel located in Bellevue, formerly occupied by a paint shop, electrical substation, and auto repair garage; and (4) a 0.6-acre parcel located in downtown Seattle formerly occupied by two petroleum service stations.

Several of his recent in-situ cleanup projects include the design, installation, operation, and maintenance of: (1) a dual phase extraction remediation system at a long-term dry cleaners facility; (2) several air sparge/soil vapor extraction remediation systems for petroleum service station and dry cleaner sites; and (3) Fenton’s chemical injections at former circuit board manufacturer and petroleum release sites.
